India currently ranks #1 by PropScient's Market Demand Index for Dubai apartments, with China and Pakistan completing the top three. Rankings are modelled prospect-demand estimates, refreshed continuously.

2. Search volume and convertibility are different things β€” the Dubai flights corridor proves it

India generates the most route-search demand for Dubai flights (roughly 79,000 monthly route searches), yet the United Kingdom posts the corridor's highest calibrated Demand Index at 68 β€” the strongest measured convertibility. Budget that follows raw volume alone overweights interest that converts less.

3. India tops all four major education corridors β€” but the #2 differs everywhere

India leads cross-border study-search demand for the UK, USA, Canada and Australia alike. The runner-up differs in every corridor: the United States (UK), Brazil (USA), Nigeria (Canada) and Bangladesh (Australia). One source market, four different competitive battles.

4. English-only demand models systematically mis-rank key markets

Saudi Arabia registers minimal English-language search for Dubai flights yet is one of Dubai's largest real source markets; China shows the same pattern for UK study demand (Baidu-first, Mandarin-language research).
