Most real-estate decisions look backwards

Ask a developer or brokerage who their buyers are, and the answer usually comes from last quarter’s transactions or the CRM. That is lagging data: it records demand already spent. By the time a nationality shows up in your closed deals, the campaign that could have caught them is over.

Prospect intelligence is the opposite discipline: reading demand as it forms, before it reaches listings and transactions.

What prospect intelligence is

Prospect intelligence forecasts who is most likely to buy, by nationality, city, and property type, from live leading signals rather than historical outcomes. It does not report who bought. It ranks who is about to.

It blends signals that move ahead of a transaction: search intent, currency and purchasing power, travel demand, and news and wealth flows. Aggregated and scored, these become a forecast, not a rear-view report.

How it differs from a CRM or a portal

A CRM stores the leads you already have. A portal lists the inventory you are already selling. Both are essential, and both sit downstream of demand. Prospect intelligence sits upstream: which audiences to target, on which channels, with which message, and when, before the budget is committed. It is a forecasting and media-planning layer, not a database of people.

The Prospect Intent Score
